REA Dawson auctioneers, Tullow, offered an attractive nine-acre residential farm for sale by public auction last week, but the property failed to sell after it did not reach its guide price. The farm is situated in Ballyduff, Tobinstown, Co Carlow, and had been guided in the region of €650,000-700,000 for the entire. Selling agent Matthew Conry said there was a good turnout on the day of the auction, with mainly local interest in the farm. Two parties made offers for the farm in its entire, with the bidding only going as far as €520,000, well short of the guide.
Conry said he was disappointed with the result on the day, but was in active negotiations with the interested parties. He added that he was hopeful a deal could be reached, but the price still had a little bit to go.
The land at Tobinstown is in a mixture of tillage and grassland. Circa 50 acres of the land is arable and planted in cereals the last number of years. The remainder is in grass and in need of some reclamation work. The land is also bound by a naturally running stream.

The house is a two-storey four-bedroom residence with an attractive granite cut stone exterior. To the rear of the house are a number of old-style outbuildings that have fallen into disrepair and are in need of renovation work.
