Some people like the idea of buying an old house and modernising it. However, it’s a lengthy process and takes a lot of your time and energy. That’s on top of uncertainty today about rising material costs.

There’s another option – buy one that someone else has done up. Here’s an example. This newly renovated house on 42ac at Carrowkeel, Dysart, Co Roscommon, is for sale from Connaughton Auctioneering and going for online auction.

This is pleasant, well-farmed countryside close to the Galway border.

The owner lives in the US but has put a lot of care and attention into this project.

The holding is located off the R357 on a pleasant local road, approximately 2.4km from Dysart and Ballyforan villages and close to the Galway border.

It’s a convenient location, with many good towns close to hand. Mountbellew is 19km away, Ballinasloe and Roscommon are both 21km away, while it’s 22km to Athlone.

This is an area with a lot of good-quality, well-farmed land. The farm for sale lies in two blocks which are 1.5km apart and of nearly equal size. The block with the house and outbuildings is divided by the public road.

The other block likewise sits on both sides of a laneway. As a result, the farm has a lot of road frontage – about 900m.

The house

The original house was built in the 1950s. It has been renovated to a high standard, with the traditional and the modern tastefully combined.

The two-storey, three bedroomed house is almost 1,200ft2 in area. On the ground floor there is a front porch leading to a sitting/dining room with stairs, a modern, fitted kitchen, a fitted-out utility room, a bedroom and a downstairs bathroom with shower.

The house has been renovated to a high standard.

On the first floor there are the other two bedrooms and a bathroom.

The house has oil-fired central heating. There is a lawn to the front, with a wall at the road. The house is not overlooked and some mature trees are present, giving privacy.

The kitchen.

The front door opens into the sitting / dining room with open stairs.

One of the bedrooms.

To the rear is a two bay hayshed with lean -to plus this outhouse which has been renovated.

Behind the house there is an outbuilding which has been renovated and is fully serviceable. There is also a two-bay, round roofed hayshed with lean-to and block walls. This, too, is in good working condition.

The land lies in two blocks of near equal size which are 1.5km apart.

The farm will be offered in a number of lots and combinations. The auction takes place on Friday 14 April at 3pm on the LSL platform. The guide price is € 595,000.
