Coming up for auction on the 4 September is a substantial 216- acre residential property located at Bolinahaney, Bunclody, Co Wexford.

The farm is in a prominent tillage area with approximately two-thirds of the lands for auction currently under crops with the remainder made up of grassland. The farm is one of the most impressive properties to come up in the county in 2019.

The property is in one block but is divided by a public road. The farm is being offered in the entire, however due to the natural divisions it is also being offered in a number of lots.

This is where the majority of the interest has come from so far according to selling agent David Quinn of Quinn Property.

Lot one

The first lot is an impressive 113-acre residential parcel with a two-storey traditional farmhouse, located 200m back from the road.

The four-bedroom house is in good condition but would need modernisation.

There is a large complex of sheds on the farm, a mixture of traditional and modern. The vast majority of the sheds would be designated for grain, straw and machinery storage with very little livestock generally kept on the farm.

The farmyard comes with an extensive range of storage sheds.

This 113-acre lot is laid out in nine divisions and, like the majority of the farm, would need considerable investment if it were to be used for livestock production. However, the land itself is of the highest quality with free-draining soil.

Investment would be required in fencing, water and roadways as well as housing. Overall the land is being guided at approximately €12,000/ac. It is expected that this block, with the residence, would attract a price of close to €1.5m.

The other lots

There are also three smaller lots on offer on the day. Lot two is made up of 49 acres and like the remainder of the farm is also in tillage and grass. The farm will be sold with all crops harvested and will be in stubbles and grass.

Adjoining lot two is lot three, a circa 26-acre parcel while lot four is circa 28 acres. These two smaller lots in particular are sure to garner interest from local farmers on the day and are more manageable lots to purchase.

The water supply on the farm is by way of a private well and investment would be needed to bring this to lots two, three and four.

Given the size of the block and the quality of the land the potential to develop a dairy enterprise is a real possibility. However, as previously mentioned, considerable investment would be needed.

Each lot has good road frontage off a relatively quiet public road.

The farm itself is located 6km from both Bunclody and Ferns, 8km from Carnew with easy access to the M11 and N80. The property is for sale by public auction on Wednesday 4 September 2019 at 3pm in the Ashdown Park Hotel, Gorey, Co Wexford.
