Substantial farmland outside Dublin guides €9m

Willie Coonan of Coonan Property had as solid a 2017 as any auctioneer in the country. From Loughtown Stud for well over €3m, to Ballinteskin Stud in Wicklow for almost €2.5m, Coonan and his troops had some bumper sales. This particular piece of ground he is handling outside Lucan on the Dublin/Kildare border may fetch similar headlines soon enough.

The 183 acres of top-quality ground are guided for between €30,000-€50,000/acre. That equates to between €5.5m and €9.15m, if the higher end of the guide is realised. With the location of the ground, that cannot be ruled out.

Location

The holding’s location is the biggest selling point. The lands are ideally located on the Lucan, Clonee road (R149), adjacent to the towns of Lucan, Leixlip and Clonee, with Blanchardstown in close proximity. The ever-growing town of Ongar is adjacent to the property and the plot is just a 10-minute drive from the M50 and 7km from the N3. It is also situated adjacent to the Blanchardstown Town Centre, Luttrellstown Castle, Hansfield and Louisa Park train stations. This prime location is a huge contributing factor to the substantial guide on the property. The potential long-term investment means that a return can be realised, according to Philip Byrne of Coonan Properties, based in Maynooth and Cellbridge.

The holding is offered in five lots, including:

  • • Lot one: c. 13 acres.
  • • Lot two: c. 16 acres.
  • • Lot three: c. 57 acres.
  • • Lot four: c. 97 acres.
  • • Lot five: the entire at c. 183 acres.
  • Expressions of interest are to be made in writing to the estate agents on or before 7 June at noon.

    €28,000/ac in Kilcock

Also offered by Coonan Properties in the next number of weeks are 22 acres of good-quality land in Kildare. Located at Ballycahan Kilcock, the holding is being offered by public auction on Wednesday, 30 May, in the Glenroyal Hotel, Maynooth, at 3 pm.

This prime land is laid out in one large field and is of good quality being free draining. Ideal for a variety of agricultural enterprises, it contains excellent road frontage to a secondary road. There is also the potential for an attractive site, pending planning permission, according to the auctioneers. The property’s locations is a strong potential selling point, with it situated 2km from Kilcock, 2km from Clane and 8km from Maynooth.

The lands, which are all in pasture-land, are surrounded by mature hedgerow and have been well maintained over the recent years. The area itself consists of prime, free-draining lands which are suitable for any agricultural or equestrian purpose. The guide price is €600,000.
