Laragh

In order of auction date; the first property is 31ac at Laragh, Maynooth. It is a residential property close to Maynooth town and 4km from Kilcock. The property consists of a three-bedroom bungalow in a private setting. The residence is laid out around a central sitting room and consists of bright spacious living accommodation. Ironhills

There are 65.4ac for sale at Ironhills, Nurney, Co Kildare.

The second property up for auction in Kildare is 65.4ac at Ironhills, Suncroft. This property is located between the villages of Nurney (6km) and Suncroft (2.5km). It is also close to Kildare town (10km), Newbridge (11.5km) and the Curragh (7.5km), with easy accessibility to the M7 and M9.

There is a derelict house on the property. The land is in grass and in several small divisions.

A spokesperson for the selling agent, Jordan Auctioneers, said that there are some superb mature trees on the boundaries and although the land requires reclamation it would make an ideal site for a residence and yard subject to obtaining the necessary planning permission.

The property is being brought to auction on 2 July at 3pm. The auction will take place at the property itself. It is being sold by Jordan Auctioneers, Newbridge, and is guided at €390,000 (€6,000/ac).

Swordlestown

There are 94ac for sale at Swordlestown, Naas, Co Kildare, which is located close to Punchestown racecourse.

The third property is 94ac at Swordlestown, Naas. The property has frontage onto the R411 between Naas (5km) and Ballymore Eustace (6.5km) and there is also separate laneway access to the lands. The property is also very close to Punchestown racecourse.

A spokesperson for the selling agent, Jordan Auctioneers, said that “the surrounding area is predominantly agricultural with some single one – off housing”.

“This is an ideal central location with good access to the city and the motorway network,” they said.

The land extends to circa 90ac all in the one block. It is currently in tillage but suitable for arable or grazing purposes. The land is classified in the soils map of Co Kildare as ‘Elton’ and ‘Dunstown’ series.

The auction will take place on the property itself on 9 July at 3pm. It is being sold by Jordan Auctioneers, Newbridge and is guided at €940,000 (€10,000/ac).

Kildare was the second most-expensive county for land in 2019, according to the Irish Farmers Journal Land Report. The average price for Kildare land was €15,166/ac. There were a number of high-profile auctions in Kildare last year. Three hundred acres at Prumplestown, Castledermott, sold under the hammer in four lots for €4.72m in May (€15,733/ac). Also, 180ac at Newpark House, the Curragh, sold for €3.2m under the hammer in October.

Very few properties have come on the market since COVID-19 restrictions were introduced in March. This is usually peak season for the property market, so the auction of these three properties will be a good test for the agricultural land market as lockdown restrictions ease.
