Dunmanway-based auctioneer Daniel Lehane of Lehanes and Associates Ltd is joint agent with Hodnett Forde Property Services, Clonakilty for a pair of farms in west Cork.

First up is a 49 acre residential farm that is available in its entirety or in three lots. The presence of two dwelling houses make this an appealing sale. This offering at Knockaduve is located approximately 6km northeast of Dunmanway and with the exception of a five-acre lot (Lot D), all the land is largely together.

Currently set out in pasture, this farm is securely fenced and has good road frontage. Centrally set, the yard has a range of outbuildings that are in good condition and the remnants of a dairy farming past are visible. The main cattle accommodation has good cattle handling facilities and an open slurry lagoon beside it.

The c49 acre farm near Dunmanway is available in it's entirety or in three lots.

The principal residence is a modern detached bungalow with three bedrooms and the attic is fully floored. It is in excellent condition throughout and has a private water supply and oil-fired central heating. Also included is a derelict old-style two-storey farmhouse.

The old two-storey farm house is derelict but could easily be renovated.

There are entitlements to the value of c€7,500 included in the sale. The asking price for the entire property including the two residences is €600,000.

Non-residential farm

The second farm offered by the pair of west Cork auctioneers is at Behegullane, Dunmanway. About 7km north of the town, the non-residential holding comprises 65 acres of mixed-quality land that is described as only suited to grazing.

Low-lying, sheltered ground, it is securely fenced on all sides and there may be a forestry possibility here, especially in light of the new forestry schemes announced recently. There are entitlements included in the sale and the 2022 value of these was close to €4,000. The guide price here is €200,000 (€3,077/ac).

Small holding

The final property is solely with Lehanes and Associates Ltd and consists of a 17.5acre small lakeside holding near the village of Ballinacarriga. A short drive east of Dunmanway, this is an executor’s sale. The property is all in one block with a guide price of €150,000, putting it roughly at just over €8,500/acre.

Describing the property, auctioneer, Daniel Lehane said: “This is a lovely parcel of land, all in permanent pasture and it’s mainly all good quality.

“Access is by a shared laneway and there are lovely views towards Ballinacarriga Lake and the castle.

“It has great potential as a hobby farm and there’s a ruin of an old house at the northern end of the property that may help with a future planning permission.”
