A noteworthy farm with good land, road frontage, a traditional farmhouse, large modern sheds and zoning for industrial development has come on the market in Co Cork. It makes quite a package.

The farm is 49ac in size and is at Coolnanave at the edge of Mitchelstown. It has been run as a deer farm for many years and was well known to many farmers as such.

The farm is now being offered for sale by private treaty by joint agents Irish & European Auctioneers and Collins O’Meara Auctioneers.

The original three-bedroom farmhouse has been restored and is in good condition.

A wide range of interested parties are likely to view this farm over coming days and weeks including farmers, equine businesses and property developers.

Location and land type

The farm is in a great location on the north side of Mitchelstown, on the N73 which was the old Cork to Dublin main route. The property has over 200m of frontage on this road. It’s very close to existing development including an industrial estate and Aldi distribution centre.

The sitting room has exposed ceiling timbers.

The land on this side of the town is good quality. The farm for sale is laid out in eight main fields, in permanent pasture with good boundary hedges and fencing for deer. There are internal roads through the land. Water is supplied to each field. The holding is registered as an organic farm.

The owners retained many original features and exposed the old stone work.

Residence and yard

The house and yard are together in the centre of the farm. The stone-built farmhouse was renovated in 1995 and further updated in 2019. It is two storey and has three bedrooms. It is family sized at 137.9sq m (1,484.3 sq ft).

The owners retained features of the original farmhouse. These include a large stone fire surround with stove, exposed natural stone work and exposed ceiling beams. There is also oil-fired central heating.

The winter shed is presently set up for deer but can be used for any livestock.

One of the talking points of this property is the farmyard. There is winter housing in the form of a six-bay hayshed with lean-to on each side and with pens and passageways.

It is set up for deer at present with high barriers but is suited for all stock.

The yard contains a large, modern commercial-style shed which has a lot of potential uses.

The yard also has a very large, modern, commercial style building measuring 1393.5sq m (15,000sq ft). It has an A roof, concrete floor and block walls. This shed could be put to many different uses.

Zoned land

Finally, the farm has the benefit of a mixed zoning. In the Fermoy Electoral Area Local Area Plan issued by Cork County Council in 2017, a block at the southern end of the farm is zoned MH-I-06 and a block at the other end lies within an area zoned MH-I- 04.

The land around Mitchelstown is high quality. The land for sale is level and in good condition.
Both of these zonings carry the development objective of “industry”. According to the auctioneers the two blocks total approximately 27ac.

The asking price for the farm is €1.35m which is €27,550/ac. According to Trevor McCarthy of Irish & European, an offer has already been submitted which is close to the asking price.
