Nestled in the scenic countryside of Waterford is a 57-acre residential holding. Offered to the market in the last month, the sale is being handled by Margaret Harty of Harty Auctioneers Dungarvan.

Guided for €700,000, or almost €12,300/ac, the property is located in a renowned area of Waterford. Situated at Garranbane, Dungarvan, a circa 4km from Clonea Beach and a 10-minute drive from the Comeragh Mountains, the location is a big selling point for the property.

The property

The land itself is in good order. Originally run as a dairy farm, it has been in drystock for the last number of years.

Totalling 57 acres, it is more or less in one block, with a road dividing the main block of 45 acres and 12 acres. Offered with extensive road frontage, the quality of land here is evident.

In terms of maintenance, the lands are kept in good order, according to Harty. Supplied by a main water supply and fenced well, the holding is ready to use. Described as arable land, it is suitable for just about any enterprise.

The offering

While the house is in need of refurbishment, it is based in a super location and this is likely to have an impact on the sale. Certainly interest so far has highlights this. Flexibility is being offered with this private treaty sale.

As mentioned, the guide on the holding is €700,000, or €12,300/ac.
