There was a packed auction room for the highly anticipated auction of a large 186-acre farm located at Lismirrane, Bohola, Co Mayo, which took place on Tuesday 3 September.

Prior to auction, a bungalow on nearly seven acres was withdrawn, leaving the remaining 179 acres on offer.

Bidding

Bidding on the larger circa 170-acre lot opened up at €500,000.

Bids of €20,000 saw this increase to approximately €750,000, at which point the bidding slowed, with two interested parties remaining.

Further €10,000 bids saw the offer increase to €800,000, at which point a recess was taken.

Upon returning, a new bidder entered the market and the bidding rose to €820,000, at which point the hammer dropped.

This gives the property an average price of €4,823/ac.

Smaller lot

There was a smaller nine acre lot also on offer, which was bid to €22,000, and is currently under negotiations.

This smaller block is accessed by a right of way, with the majority of interest coming from local farmers.

The farm is located along the banks of the Gweestion River, with the majority being made up of extensive grassland.

The farm has been neglected in recent years, as it has not been farmed, and would take considerable work to return it to a productive grazing enterprise.

A portion of the land may be more suited to rough grazing or forestry.

The entitlements to the Basic Payment Scheme are owned by the sellers and are being included in the sale.

The entire was originally guided at €700,000.

Bohola is a village located on the main primary N5 road connecting Castlebar to Longford.

It is situated about 8km outside the town of Swinford.
