A 61ac farm is on the market near Castlewarren in Co Kilkenny. The farm is at Ballygurteen and includes an old farmhouse and old farmyard. It’s being sold by Joe Coogan Auctioneers and goes for auction next month with a guide price of €8,000/ac.

There are three round-roofed sheds in the yard.

Castlewarren is about 15km out from Kilkenny city in the Carlow direction. It is 3km from Paulstown and Garryduff cross, 11km from Bagenalstown and 16km from Castlecomer.

There’s a lot of good land in the Castlewarren locality. The land for sale is described as top-quality grazing land, also suited for silage and hay. It’s divided into nine main fields. There is frontage on to two public roads.

The land will be offered at auction in three lots as follows:

  • Lot 1 will be 35ac with the old two storey farmhouse and outbuildings with extensive road frontage on to two public roads. The 35ac is divided into five fields, with pumped water supply. The farm buildings consist of three round roof sheds, each four bays, with concrete walls and floors. There is also a cattle crush with a headgate.

    • Lot 1 has frontage on two public roadsand has the buildings.

  • Lot 2 will be 26ac of top-quality grazing land divided into four fields with right of way access on a lane to the public road and a natural water supply. Lot 2 is situated opposite lot 1.

    • Lot 2 is accessed by a laneway.

  • Lot 3: The entire 61ac with old farmhouse and farmyard.
