Castle Fogarty may be grabbing the headlines in Tipperary over the last month, but there are various other plots around the county that have the potential to generate some serious interest from farmers and businesspeople alike.

One of these is a super 175 acre holding at Ballyvarra, circa two kilometres from the village of Mullinahone. Offered with significant cattle wintering facilities located in the centre of the farm, the property is a substantial package. The sale is being handled by David Shee of Shee and Hawe Estate Agents Carrick-on-Suir.

The land

While the size of the property is impressive, equally so is the quality. It provides a large portion of land in one block with well-maintained roadways through much of the farm. Farmed and partly rented for the last number of years, it has been used as a mixed enterprise, with circa 40 acres used to grow barely and oats. The remaining acres have been in grass, with the farmer renting the land operating a beef enterprise.

However, the majority of the land is now in permanent pasture and is well-maintained and fenced. There are also 15 acres in Environmental Management of Fallow Land and almost 10 acres in Wild Bird Cover. The paddocks are easy to manage, according to auctioneer David Shee. There are almost 20 paddocks in total that make up the 175 acres.

Buildings

There are a number of agricultural buildings on the property. These buildings are well-located in the centre of the holding. These include two slatted sheds, a four-span double unit and another five-span slatted with one-span uncovered. There are both indoor and outdoor cattle handling facilities in the yard area. Also included in the farmyard is a new high-spec agricultural store and office, two four-span haybarns and a lean-to.
