A large farm of good land with a striking old house is on the market outside Lismore, Co Waterford. The 148ac holding at Rath is being sold by Harty Auctioneers by private treaty. There is no farmyard of significance and the house requires renovation.

The property is 2km out from Lismore, in the direction of Clogheen. It’s 25km from Dungarvan, 30km from Fermoy and 60km from Cork city centre.

The farm sits on a quiet local road, on which it has frontage. The back of the property touches another public road. This is a peaceful location but it’s an area of good farming, predominantly in milk and drystock. It’s not often a block of this size comes up for sale, so there will be plenty of interest.

The farm breaks down as c118ac in grass and c30ac of forestry. The pasture lies in 10 main fields of regular shape and size. This land is in permanent pasture with mature hedgerows and good trees. Forestry

The forestry is at the northern end of the farm and has separate access off a public road. There is a diverse mixture of species. There is c11ac under Sitka spruce with the rest in a mix of hardwoods. This includes 7.5ac of oak, a similar area under ash and the balance under alder and other hardwoods. The forestry was planted in 2010 and 2011, so there are premiums left to be claimed. The annual payment is approximately €5,800.

The residence is a period house of great character, sitting on an elevated site. According to auctioneer Margaret Harty it was first mentioned in 1851 when it was recorded as being leased by the Devonshire Estate to one John Carroll. It was owned by a number of families since and is being sold by the representatives of the family of the late Jimmy Barry.

The old yard is behind the house. It has an old five-bay hayshed with lean-to plus a number of older stone outbuildings. These are no longer really in use but still in decent structural condition.
