A notable Co Cavan farm of 133ac, with a good-sized farmhouse, is on the market and going for auction later this month. It’s Cross House at Crossmakellegher, 4.3km outside Ballyconnell.

Three separate blocks of land make up the total of 133ac.

The first is Cross House itself on approximately 99ac, with the two-storey farmhouse and a large number of sheds.

Then there are two separate blocks of land, of 23.25ac and 10.63ac, both nearby.

This is the farm of the late Edward and Fr Fintan McKiernan, well known in farming circles in Cavan and beyond. The land has been rented out to a number of dairy farmers for the past year or two and has been well minded. It’s being sold now by auctioneers REA Peter Donohoe, based in Ballyconnell.

There are a large number of sheds in the farmyard.

The 99ac Cross farm is recognised locally as very good land, laid out in good-sized fields with good boundaries. It is situated along and divided by the R205 and has over 500m of frontage on this road. The Woodford River is at the southern boundary of the farm.

The farmyard is behind the house. They are approached by a driveway with mature trees.

The land is recognised as being good quality.

There are a large range of sheds. Some date back to the 1980s but they are in good working condition. They include cubicle houses, slatted sheds and haysheds. There is a covered silage slab, machinery sheds, a concrete yard area and cattle handling pens.

Cross House is two storey and well sized at 150sq m (1,600sq ft). There is a sitting room with an oil range, kitchen/diner and six bedrooms. The house is in good condition but requires modernisation and redecoration.

The 23ac parcel is at Agharaskilly, Ballyconnell. This ground is level, laid out in three fields and has road frontage and several gate entrances.

This farm goes for auction on Wednesday 28 July, unless previously sold. The guide price for the entire farm is excess of €1.75m.

Auctioneer James Spring says that there is a lot of interest in this farm and a number of preliminary offers made. It is an executor sale and will be offered at auction in lots as follows:
