Monaghan had a buoyant land market in 2021 with a lift in both supply of land and prices. Twenty farms were offered for sale, up from nine the previous year. The total area was 562ac, up from 293ac.

Most of the holdings were relatively small, with 14 of the 20 under 40ac. That would be normal enough for the county, where not a huge amount of land ever changes hands.

Eighteen of the 20 farms placed on the market had sold by year-end, indicating strong demand. Average price turned out to be €10,275/ac, up from the €6,745/ac of 2020.

The size of holding made little difference to price. Those under 40ac averaged €10,264/ac and those over actually made a little more at €10,303/ac.

Only four holdings were offered at auction and three of these sold under the hammer.

The highest price made was €21,042/ac for 24ac, sold by private treaty. The lowest price was €3,864/ac paid at the auction of 16ac in the north of the county.

Business buyers dominated the land market in Monaghan last year. The category includes investors, business owners and farmers with significant off-farm income. They bought half (50%) of the holdings sold in the county.

These buyers outbid the beef farmer category which includes finishers and suckler farmers. They bought a further quarter (25%) of the holdings sold.

Dairy farmers and mixed-enterprise farmers shared the final quarter of farms sold.
