It may surprise some that Wicklow has the second highest acreage supplied to the market in 2017, but this figure is heavily affect by the iconic estate at Luggala, near Roundwood, which standing on 5,000 acres, is Ireland’s largest agricultural holding in this year’s Land Report. With a guide of €28m, the former ancestral home of the Guinness brewing family has generated interest from prominent business people since being put on the market.

With Luggala included, a total of 6,893 acres were offered to the market in Wicklow in 2017, with only Cork supplying more with 7,134 acres and Mayo in third with 5,176 acres. A total of 41 farms were put on the market in 2017 in Wicklow.

For the second year in a row, prices in Wicklow dramatically improved, with a 17% increase in 2016 backed up by a huge 19% jump last year. In other words, the price has jumped from €8,656/ac in 2015 to €10,140/ac in 2016 to an impressive €12,060/ac this year, making Wicklow the fifth most expensive county to buy land in Ireland.

It must be noted that 2014 saw a bumper year for the county with the average land value standing at €16,803/ac, with a fall in price inevitable.

In terms of sales, there was a clear difficulty in getting transactions across the line in the county last year. Of the farms offered, only 12 successful sales were complete, representing a 30% success rate. This is consistent in the auction room, with just four out of the 15 auctions selling under the hammer, albeit a further three selling afterwards.

Prices seen in the county included €2.53m or €21,441/ac, for the superb 118ac Ballinteskin Stud, which was bought by developer Luke Comer; 240 acres in Ardinairy, Brittas Bay, sold under the hammer for €1.65m or €6,875/ac, and 50.5 acres sold in four lots near Ballybeg for €580,000 or €11,485/ac.
