The 2018 Waterford land price increased, with values rising over 23% to €10,450/ac.

The 2017 land price of €8,475/ac in Waterford represented a 22% fall from 2016. This see-saw effect has been a trend in Waterford’s land market since 2013, with prices decreasing and increasing by 20% or over from year to year.

The price jump is significant and represents the third-greatest price increase behind Kilkenny and Dublin last year.

Consistently low supply

Supply is consistently low in Waterford – in 2017, it offered the second-fewest acres, in front of Louth. However, it doubled last year.

Almost 1,500ac incorporating 27 farms were offered in 2018, compared with 823ac the year previous.

Interestingly, of the 27 farms offered, 66%, or 18, were over 40ac.

Waterford also had the third-fewest public auctions recorded in 2018 with four, behind Kerry (3) and Donegal (1). Only one of these sold under the hammer; a 60ac farm near Tallow, which made €600,000, or €10,000/ac.

Two more properties, almost 66ac in Georgestown and 41ac at Logleagh near Ballysaggart, sold after being withdrawn for an undisclosed price.

Other sales

Other sales included a 113ac farm in the northeast of the county which sold privately for €400,000 or €3,540/ac; 15ac close to Cappoquin which sold for in the region of €200,000 or almost €13,000/ac; while 50ac in Aglish sold to a farmer for an undisclosed sum.

Beef and dairy made up the majority of land sales in the county.

Beef farmers purchased almost 31% of transactions, with dairy farmers purchasing 38%.

Business, equine, mixed farmers and tillage made up the balance.
