The average price of farmland sold in Laois in 2020 was €13,713/ac. That was sharply up from €11,523/ac in 2019. Our database showed a wide range of selling prices – from €3,704/ac right up to €23,275/ac. That was a wider range than was seen in the county in recent years.

Land supply was down across the whole country in 2020, but it dropped like a stone in Laois.

The number of farms offered for sale was 25, which compares quite favourably with the 28 of 2019.

However, there were few farms over 40ac and the total land area brought to the market was just 723.5ac. That compared with 1,975ac in 2019 and 1,904ac in 2018.

Of the 25 farms offered for sale in the county last year, 20 were under 40ac in size.

The other five were between 40ac and 99ac.

Private treaty was favoured that bit more than public auction. Of the 25 properties that came to the market, 14 were offered by private treaty and 11 by auction.

Nine of the 11 farms offered by auction were sold, while just six of the 14 offered by private treaty were closed by year end.

So in all, 15 of the 25 farms offered were sold. The value of the land sold was €5.3m.

Buyers

Mixed enterprise farmers were the dominant buyers in Laois in 2020, followed by business and non-farmer buyers and then dairy farmers.

Among the farms sold was the 35.9ac at Rathmakelly, Ballacolla. This good ground made €715,000 at auction or €19,905/ac.

The auction of 40.6ac at Clonboyne, Mountrath, achieved an even stronger price. It made €945,000 or €23,275/ac.

In contrast, 37ac at Churchtown Lane, near Mountrath, made €295,000 at auction, equivalent to €7,972/ac.
