Land prices averaged £8,340/ac in Derry last year, representing a drop of 4.8%, or £417/ac, on the previous year’s levels. Derry ranks fifth among NI counties for land prices and 14th across all 32 counties.

A key factor that led to a lower average price in Derry last year was the inclusion of a substantial property which was agreed at almost £1,500/ac below the county average. Removing this property from the survey would take the average land price to over £8,800/ac.

The most expensive sale recorded in our survey for Derry by a long way was a 20ac block in the south of the county that made over £20,000/ac. Overall, around a quarter of sales in the Oakleaf county made over £10,000/ac, with most sales ranging from £6,000/ac to £9,000/ac.

Average land prices in Derry have remained steady over the past decade. The two exceptions are the peak of £9,858/ac seen in 2017, and the trough of £7,368/ac during 2013.

The total volume of land publicly advertised in Derry was down by 270ac in 2019, but there were 12 more lots offered up for sale. The average lot size subsequently reduced from 45ac to 33ac.
