The standout feature of the 2020 land market in Kilkenny was scarcity of supply.

The number of holdings that were offered on the market fell almost by half, to 26.

The total area offered for sale likewise fell, to 981ac.

The comparison is with 2019, but that year itself was sharply down on 2018. So no doubt there’s now a hunger building among up and coming farmers in the county for more land.

Average up

Helped by tight supply, average price increased in Kilkenny last year to €13,014/ac, up from €12,057/ac.

But despite this increase, clearly not all sellers’ expectations were met.

Only 15 of the 26 farms that went on the market were sold by year end.

The range of prices paid was €6,800/ac to €25,391/ac. The total value of land sold was €9.4m.

Even with the increase, average prices in Kilkenny are still shy of the peak price years of 2014 and further back in 2012.

Eighteen of the farms put on sale were offered by private treaty, eight were put up for auction.

Dairy farmers were the most active buyers in the county in 2020, as they were the year before. They took over one-third of the holdings that were sold.

Dairy farmers competed at a number of auctions for choice parcels of land.

Beef farmers were the second-strongest buyers, taking 29% of the farms that sold.

The business category accounted for just 7% of purchases, which is one of the lowest figures for this category in the country.
