Prices in Wicklow recovered somewhat in 2019 after a significant drop in the previous year. The average price increased by 3.7% to €9,413/ac. However this is still a long way from a high of €12,060/ac in 2017 and €16,728/ac in 2014.

Activity slowed on the Wicklow market last year with only half the number of transactions compared to 2018. The number of acres offered to the market dropped from 2,276ac to 1,423ac.

Just one agricultural sale passed the €1m figure and that was the 340ac Fortgranite estate, Baltinglass, which had an 11-bed house and facilities for a dairy system. Its guide price was €3.5m and it sold for an undisclosed sum.

The second-largest property sold, and the only other one over 100ac, was Ballygannon Beg in Glenealy. Some 122ac of the property sold for an undisclosed sum and it was described by the agent as “typical Wicklow land, some level and some hilly”.

Auctions proved rather successful in Wicklow, with 10 out of the 14 properties offered at auction sold under the hammer. In total, three out of the four withdrawn properties sold some time after auction. A 76ac residential farm near Tinahely sold under the hammer for €400,000 (5,263/ac) in five lots to suckler and sheep farmers. Meanwhile, a 44ac farm at Kiltegan sold for €360,000 at auction to a dairy farmer (€8,200/ac).

Given its proximity to Dublin, it is not surprising that almost 60% of Wicklow buyers were in business. Demand for smaller offerings was strong, averaging €10,442/ac for properties less than 40ac, compared to €7,526/ac for larger offerings.
