An 83.5-acre Carlow farm sold following auction after failing to reach its reserve. Located at Shean, Myshall, Co Carlow, the residential farm was offered in four lots prior to auction, with the final lot being the entire. In fact, the only lot that sold under the hammer was the first offering, that being the house on 1.5 acres of land. Opening at €80,000, bidding was relatively strong.

Put on the market at €100,000, it sold under the hammer at €120,000. The house itself is an old-style traditional residence in need of refurbishment. A detached farmhouse, it contains four bedrooms and outside there are a number of buildings, including stone outbuildings and a three-span haybarn.

The lands

The lands were offered as lot two and lot three. The second lot was 42 acres. Opening at €300,000 or €7,150/ac, two bidders engaged with the process until it reached €370,000 or €8,800/ac. At this point, the bidding weaned and the holding was withdrawn.

It was sold directly after the auction for substantially more. Guided close to €10,000/ac, it is believed the final selling price was close to this. The third lot, 39 acres, had a similar fate to the second. Withdrawn at €340,000, or €8,700/ac, it too was sold for a much higher sum after proceeding finished up.

The farm

Currently all in grass, the farm is of good quality except for a couple of acres of wet land. With extensive road frontage, a road dissects the two lots.

The auctioneer handling the sale, Ed Donohoe of Donohoe Properties, confirmed that both land parcels were bought by neighbouring farmers. The auction took place in the Lord Bagenal in Leighlinbridge, Co Carlow.
