The lands at Lecks, Shercock.

52 acres: mixed quality and reasonably guided

The first of the holdings is 52 acres located in Lecks, circa 4km from Shercock close to the Monaghan-Cavan border. This holding is a mixed-quality farm with waste in parts. Described by Murtagh as a stock farm and grazing ground, there are rocky elements to bits of it. The guide is reflective of this.

The price tag is €200,000, or €3,800/ac, and this is likely to be the big selling point of the package. The farm is Murtagh’s most recent offering with it being fresh on the books for 10 days. It is for sale via private treaty.

71 acres with entitlements

The largest farm offered by Murtagh is the 71 acres at Carnagarve, Bailieborough. Also on the market by private treaty, the property is currently in use as a small dairy operation. Well kept, it is all in one block and is practical.

Well fenced, there is a roadway through the farm, according to Murtagh. There is a residence on the farm, however this is in need of modernisation. There are entitlements amounting to almost €8,000 per annum included in the sale. The price guide is €470,000, or over €6,600/ac. It is being sold by a retiring farmer.

31 acres in two lots

The third holding is a nice 31.3-acre farm in Monaghanoose, Bailieborough. An executor’s sale, it is offered in two lots or in the entire. The first lot is a 25.3-acre farm.

According to the auctioneer, this has a nice bit of road frontage and could offer potential for a site or two subject to planning approval. The guide here is €160,000, or just over €6,300/ac.

Lot two is a small six-acre parcel with a price tag of €36,000, or €6,000/ac.

November auction guided for €6,400/ac

The final package offered by Murtagh is 35 acres located at Greagh and Tunnyduf. Offered in four lots, the holding has been let for 25 years and is in need of some TLC. The farm, which contains a run-down residence and some farm buildings, is an executor’s sale. The auction will take place on 14 November. The guide on the holding is €225,000, or €6,400/ac.
