The 131ac coastal estate Moyview, Ennicrone, Co Sligo, has been sold to an American buyer. The property sits on the banks of the River Moy estuary and includes 1.4km of coastline.

The property was marketed over a period of 12 weeks, during which time some 25 parties viewed it, Irish Country Living understands. In total there were 11 bidders which was almost equally split between Irish and international parties.

The bidding closed in mid-January and the deal on the property closed in the last week of March. It is understood to have sold for well in excess of its €1.5m guide price.

“A number of farmers bid for it, but the majority of viewers saw it as a lifestyle or investment purchase,” said James Butler, Head of Country Agency with Savills Ireland.

“All of the bidders had some form of Irish heritage. The property has that rarity factor, there are very few properties like it on the market.”

James added that there were a number of key attributes that made this an attractive property. These included the extent of water frontage, the potential for income diversification with the additional residences, an attractive asking price and the fact that the property has no unknown roads through it.

Moyview House itself has four bedrooms, four reception rooms, a kitchen, utility, conservatory, store room and swimming pool complex.

There are also three cottages on the property; a three-bedroom gate lodge, a two-bedroom cottage and one derelict cottage. The outbuildings include a helicopter hangar, stables, a three-bay cattle shed and kennels.
