There are just over 1,700 organic farms in Ireland – and now one of them has come up for sale. Produce from organic farms fetches a premium and it will be interesting to see whether the farm itself could also fetch a premium when put on the market.

This is a relatively small farm at 20.6ac. It has sheds and a house in need of renovation. The farm is located at Boytonrath, which is at New Inn, near Cashel in Co Tipperary. More precisely it’s off the Golden to New Inn road, towards Bansha. So that makes it Golden Vale territory. The farm is within a 10-minute drive of the M8 motorway, at both Cashel and Cahir junctions. The farm has been brought to the market by Tipperary town auctioneer Noel Corcoran Auctioneers.

The land is in one block and is in permanent pasture. There is frontage on to two roads. This is good land and it’s in good, fertile condition and well fenced. The owners have completed two years of transition to organic status. The organic licence number is 3678.

The house has five rooms and is structurally sound but has been unoccupied and needs modernisation.

This farm will be of interest to existing organic farmers or someone interested in entering or expanding in the sector. It will of course also be of interest to conventional farmers.

According to the Organic Trust, one of the two certification bodies in Ireland, it is possible for a new owner to retain the organic status of this farm, but there will be some conditions to be met. Prospective buyers interested in running this land for organic farming from day one will have to check this out themselves.

The house is relatively small at 800sq ft. That’s just over half the size of a typical modern family home.

The residence

The house has five rooms but It hasn’t been lived in since the 1970s and it now needs full modernisation. However, the roof and other structures are sound.

The house is nicely set back from the road, with a lawn in front and a boundary wall. There’s one recessed entrance serving the yard and the house.

This is the interior of the hayshed. There's a concrete floor and the shed has been well maintained.

The farmyard

The farmyard is situated beside the house. There is a 30ft × 24ft hay barn. According to Noel Corcoran this could be converted easily to stables or kennels. There are a number of other small outbuildings suitable for storage and similar purposes. There are entitlements available on offer with the land. There are 9.17 entitlements each worth €260.23 and that has given a total annual payment of €2,386.31.

While the sheds are quite old they have been maintained in good working condition.

There are a number of other storage sheds in the yard.

The sale

The farm is for sale by private treaty – but with a closing date. Offers will be accepted up until Tuesday 15 December 2020, at which point the highest offer, if deemed sufficient, will be accepted. The guide price is in the range of €280,000 to €320,000. The auctioneer already has enquiries and offers on the holding.
