An outstanding roadside farm in the heart of the Golden Vale is set to come on the market with GVM Auctioneers in a combined public and online auction.

Extending to circa 89 acres at Ballinlyna, Kilfinane, Co Limerick, the farm is currently all in grass and is scheduled for sale at 3pm on Friday 24 February. The public auction takes place at GVM’s Kilmallock Mart and the online auction will be hosted on the LSL platform.

The lands are of excellent quality, are all in permanent pasture and are laid out in easily managed fields that are well sheltered by mature trees and hedgerows. There is a considerable amount of road frontage, principally on to local roads, one of which divides the property into a one-third/two-third split.

Formerly a dairy unit, the farm is serviced with mains electricity and a well water supply. Less than 2km from Kilfinnane, the non-residential holding is offered for sale in its entirety or in two lots.

At 62 acres, Lot 1 is the on the western side of the farm and contains the skeleton of a dairy farm in the form of an old milking parlour, a haybarn and cattle handling facilities. The yard is relatively centrally located on the holding. Comprising 27 acres divided into three fields, Lot 2 is closest to Kilfinane and has road frontage on three sides.

Just 17km from the Kerry Foods plant in Charleville and 23km from the Dairygold plant in Mitchelstown, this block of land should hold appeal to suppliers of both dairy entities.

That’s not to rule out other sectors either. While it may be considered too small to recommence a dairy enterprise on, it could lend itself nicely to adding to an existing dairy farm as a silage and heifer-rearing block. That also puts it in the frame for livestock rearing.

It’s a 10-minute drive to Kilmallock Mart and there are four major meat plants and a similar number of marts between 20km and 50km from the farm.

The land is served by an excellent road network in an area with a strong cattle-rearing tradition, so it may suit a beef finisher too.

There’s a guide of €11,000/acre on this land and it’s sure to be a good indicator of the land market in the Munster region. Those intending to bid, either online or in person, must pre-register prior to the auction with GVM Auctioneers at least three days before the sale and pay a bidding deposit.
