A residential farm with a five-bedroom house and 230ac of dry, flat land has recently been launched on the market in Magilligan, Co Derry.

The property is available in one or more lots, and its sale is being managed by Ballyclare-based auctioneers J.A. McClelland and Sons. The guide price is £1.85m (€2.06m), or £8,043/ac (€8,956/ac).

The farm is located off Seacoast Road near Magilligan Point, around eight miles from Limavady and 12 miles from Coleraine. The entire farm is laid out in one, uninterrupted block, with the yard and house positioned slightly off-centre towards one end of the property.

The farm runs to the edge of Lough Foyle and has its own stretch of private beach. Views of the Inishowen Peninsula in Co Donegal are seen across the lough and an excellent outlook of Binevenagh Mountain is available in the other direction.

The first stretch of the laneway to access the farmyard is a shared lane, which then runs into a private lane at the boundary of the property. However, there are no other dwellings, farmyards or gates to neighbouring fields off the shared lane, so it is essentially unused by anyone else.

The land is very dry and free-draining. Soils are light and have a high sand content, particularly in fields near the lough, but become deeper with slightly more clay content towards Seacoast Road.

Winter

Outwintering cattle on fodder crops or with silage in outdoor feeders is common practice in the Magilligan area and this farm is more than suitable for it. Some of the sheds in the farmyard have been designed for outwintering, with feed rails located on the exterior to allow cattle to stand outside and access an indoor feeding passage.

The entire farm is laid out in grass at present and clover has been planted in swards in most fields on the farm. The land is farmed by the current owners in a low-input system, with the land grazed extensively by cattle in fields that are generally laid out in 10ac to 20ac blocks.

One field beside Lough Foyle is 28ac in size and currently under an Environmental Farming Scheme higher level agreement. This involves a closed grazing period during summer months and the selling agent states that it can be transferred to the new owner, if desired.

A narrow waterway runs through the farm to Lough Foyle and there are several bridges throughout the farm which allow vehicles and livestock to cross over it. Fields are fenced for cattle and water is available through drinking troughs and natural supply. Basic Payment entitlements are also available for sale by separate negotiation. The remains of an old wallstead are present on the farm and planning permission was previously granted for a new dwelling house on the site. This has since lapsed, although there is potential for planning permission to be obtained again.

Farmyard

There is a range of well-maintained farm buildings in the yard, including a four-bay, solid floor cattle house. This shed has been recently re-roofed and a further three-bay shed adjoins it. There is a five-bay cattle shed with a partially slatted floor and indoor feeding area located across the yard.

A covered silo measuring 60ft by 23ft and a lean-to shed measuring 90ft by 17ft are present. Other solid floor sheds on the farm include a three-bay shed and a recently re-roofed lean-to.

There are outdoor cattle handling facilities and a row of traditional farm buildings, including a block-built garage and recently re-roofed stores.

The house is a two-storey detached building located beside the farmyard. It has an enclosed garden to the front and side of the house, as well as parking to the rear. The house is currently let out by the owners and includes five bedrooms with hardwood flooring and a bathroom on the first floor.

The ground floor includes a kitchen with oak units, a ceramic sink and a tiled floor. A pantry is accessed off the kitchen, and a utility room, toilet and entrance porch are also located on the ground floor. The living room has a fireplace with a mirrored mahogany surround and a tiled inset. A dining is room located off the kitchen and includes a traditional fireplace and wooden flooring.

There is oil-fired central heating throughout the house and there are both single and double-glazed windows. A burglar alarm is also fitted.
