Large fattening farms cause a stir around a locality they’re sold in. Whether you are in Mayo, Donegal, Cork or Meath, local farmers are always interested if quality land is up for grabs.

In the case of the 103 acres in Gehanstown, Delvin, Co Westmeath, the trend continues. Locals and parties from further afield have already enquired about the farm, which guides in its entirety for €700,000, or €6,800/ac.

The price represents a highly reasonable sum, considering the county’s average. Situated on the Meath side of the Meath-Westmeath border, just 5km from Devlin and 15km from Kells.

The farm itself is being offered in three lots. The first lot is a residence and yard on six acres. The auctioneer handling the sale, Stephen Barry of Raymond Potterton, described the house as habitable, but a new owner could put their own stamp on it.

A traditional residence, it contains one bedroom, a kitchen, a sitting room and a bathroom. The farmyard area is located to the rear and includes a four-bay haybarn and a stock-handling facility. The second lot is 97 acres of land with a cattle shed, while the third offering is the entire. The land here was lauded by Barry as a dry farm with good grass growth. Laid out in large fields, it is an early farm with loamy soils and a gravel limestone underbed, ensuring it is free-draining. Fully fenced and with a water supply, it contains extensive road frontage.

The land is gently undulating and in permanent pasture. In the words of Barry, the farm is ready when the farmer is.

“All the farmer needs to do is drop the tail board, open the door of the trailer and let the cattle out, though they will need a bigger trailer when the cattle come back out,” he told Irish Country Living. The holding is being offered by public auction on 12 December at 3pm in Raymond Potterton’s offices.

Also offered on 12 December is a 30-acre farm at Newhaggard near Trim in Co Meath. Similar to the 103-acre farm at Gehanstown, this holding is also offered in three lots.

The first lot is a residence on an acre, which is guided for €80,000. The second lot is an 11-acre holding guided for €100,000, or just under €9,100/ac. The third lot is a 17.5-acre parcel. This guides for €130,000, or €7,500/ac.

Interest so far has been steady.
