A 94ac dairy farm with good sheds is coming up for auction in Co Westmeath. It’s at Ballintue, Ballynacarrigy, and it will be auctioned in the Greville Arms Hotel, Mullingar, on Friday 30 July at 4pm by James L Murtagh Auctioneers.

The auction will be run on the LSL platform at the same time. The guide price for the entire is €750,000 to €800,000.

Located just off the L1902, the property is approximately 2km from Ballynacarrigy village. The farm is laid out in two divisions which both front on to the road running along the Royal Canal.

While the divisions are separate, they are close by and both are accessible by livestock moving on foot. There is piped water to all divisions.

Plentiful accommodation

The accommodation includes a three-bay slatted shed with capacity for 32 adult cattle. There is a three-bay round-roof shed with a four-bay lean-to.

There are plenty of farm buildings on the farm, with the milking parlour in need of slight reconditioning.

Another five-bay lean-to and adjoining two-bay round-roof shed has 56 cubicles, a calving area, a calf shed and a dry-bedded area plus centre feeding passage.

The six-unit milking parlour is in need of servicing and slight reconditioning. There is a holding yard and cattle pen and a 30m × 11m silage slab. The yard also has a camera system for calving and checking livestock.

Legalities

A grazing letting agreement is in place and is due to expire on the 1 December 2021. This date can coincide with the closing of the sale, the agents say. A letting agreement relating to the cattle accommodation and yard is due to expire on the 1 April 2022.

The lots

The holding will be offered in lots as follows:

  • Lot 1: 31ac including cattle accommodation. The 31ac is made up of three large divisions, subdivided into smaller well fenced paddocks.
  • Lot 2: 63ac. A hardcore roadway gives convenient access to four large divisions with cow paths to the remaining two. There is an abundance of gravel, stone and sand on site for the further development of roads.
