This is a mix of stubble land and permanent pasture, positioned with frontage onto the adjacent to the R733 road.

There is a derelict farmhouse along with 1.3ac listed in Lot 3. Guided at €80,000 it is in disrepair; but the house should qualify for the Vacant Property Refurbishment Grant (VPRG).

Its presence should also be beneficial in seeking future planning permission.

There are 14.6ac in Lot 1, all of which are presently in stubble.

There are a number of other residences nearby and there is a strong demand for houses in the area.

Auctioneer, Anne Carton from PN O’Gorman Auctioneers said: “This executors sale offers a superb opportunity to acquire compact parcels suitable for young farmers or existing farming enterprises wishing to expand. It’s in a productive agricultural area where parcels of workable scale do not frequently become available in separate divisions.

“We’re guiding Lot 1 and 2 in the region of €14,000-€16,000/ac, reflecting the ongoing demand for quality tillage and grassland in the area.”

The public auction takes place on Friday 20 March at 2.30pm in the Horse & Hound, Ballinaboola. It is offered in three separate lots as part of the executor’s sale.

Lot 2 contains 24ac and is a mix of stubble and grazing land.
