One of the largest farms of the year has come on the market at Kilcolman, Old Parish, Co Waterford.

The 230ac holding, that includes a farmhouse and farmyard, has plenty of potential but requires tidying up. While the farm is big, the price is more modest, so it will tempt a lot of farmers to go and have a look.

One highlight of this farm is that not only is it very big, it’s mostly in one unit. Of the 230ac, approximately 203ac is together, divided by a number of public roads. The other 27ac is not far – about 800m from the farmyard. Farms of this size in one working unit are not that common in Ireland.

The farm is being offered for sale in its entirety but also in lots, given the land is divided by public roads and falls into a number of natural divisions.

Road frontage

The farm has over 4km of road frontage on to four public roads. Some of this is where the farm sits on both sides of the road and the frontage is therefore doubled.

This is the 97ac block with the best land, with public road on two sides and a lane on a third side.

It’s a quiet, peaceful location, 8km from Ardmore, 17km from Youghal, 15km from Dungarvan and 60km from Waterford city. The farmhouse and yard sit on the L6103, about 200m from the main road. The farmyard is just 2km from the sea as the crow flies.

The land is quite elevated and there are good views out to sea. The farm has been rented out and now needs tidying up to make it as productive as it can be.

The auctioneer is offering the farm in three lots. One is c97ac with frontage on two roads and this is the best of the land as it is good, clean pasture.

The second lot is 110ac and it includes the farmhouse and the yard. This land needs tidying up. The third parcel is the 27ac just up the road. It is in one block and also needs tidying up.

The house needs complete renovation.

The farmhouse and yard are together and beside the road. The single-storey four-bed farmhouse was built in the early 1960s and has been empty for over a decade. Although needing complete renovation, the house is on an elevated, dry site which has helped keep it in fair condition.

Farmyards

The farm has two separate farmyards side by side. The older one is beside the farmhouse and consists of stone-walled sheds with slated roofs dating from the late 1800s. These sheds lie on three sides of a big open yard area, now growing grass. These sheds are in original condition. There are a number of other old, steel-roofed sheds in this yard.

The second yard dates from the 1970s and 1980s and is also large. It has a slatted shed, a three-bay round-roofed hayshed with cubicles and a very large lean-to off it. The sheds need tidying up and the open yard area is also covered in grass.

The farm also comes with entitlements to EU direct payments with a current value of close to €18,000 per anum.

This is the outlying 27ac block. It is c800m from the farmhouse.

Noel Mackey said that the guide price for this land is €11,000/ac to €12,000 for the 97ac block, €10,000/ac for the 110ac block of land with the house and yard, and €9,000/ac to €10,000/ac for the outlying piece of ground.
