The average price for land in Fermanagh stood at £7,952/ac during 2019. The figure is 10.5%, or £753/ac, higher than the 2018 average of £7,199/ac.

The land price in Fermanagh remains the lowest county average in NI, and ranks 19th across the 32 counties. Its lower prices, compared to other NI counties, stem from more marginal land exchanging hands in the Fermanagh market.

However, the Erne County boosts prices, which are on par with other NI counties when it comes to sales of better-quality land. For example, half of the sales recorded in our survey made over £9,000/ac. The top price was £14,000/ac for a 25ac parcel of land in the northeast of the county, while 45ac in the south-west made £12,000/ac.

Over the past decade, average land prices in Fermanagh have been fairly steady, ranging from £6,852/ac in 2013 to £8,287/ac in 2017. The 2019 average is the third-highest on record.

In 2019, there were 68 lots publicly advertised for sale across 1,825ac in the county. That compares to 64 lots over 2,514ac the year before. As a result, the average lot size in Fermanagh reduced from 35ac in 2018 to 27ac last year.
