This represents a 7.6% decrease on 2014, when 2,722 acres were offered for sale. Similar to other years, the majority of these (47 farms) were small parcels with only three properties comprising 100 acres or more brought to the open market last year.

One of these was a 138-acre holding situated at Woodlawn Farm situated close to the beautiful surrounds of Crover House Hotel which overlooks Lough Sheelin. This was brought to the market by private treaty and is understood to be still available.

The average price of land in the county remained extremely steady at €7,217/acre – up only by 2.3% on 2014 when the average was €7,054/acre.

Prices ranged from €2,400/acre for a 24-acre parcel on the outskirts of Butlers Bridge to a top of €19,300/acre for a small parcel of land that featured a period residence in need of complete restoration. Properties that sold at auction included a 20-acre residential holding near Ballyjamesduff that made €12,000/acre; a 42-acre residential property near Kildallon that sold for €7,000/acre; 49-acre non-residential farm near Lisduff averaged €6,800/acre and a 13-acre residential package near Virginia sold for €17,700/acre.

It was clear that there was a healthy level of activity in the county last year. Of the 52 transactions recorded for Cavan, 38 farms made €8,000/acre or less which would suggest that the right package is required to achieve €10,000/acre or more.

Other prices included €6,300/acre for a 50-acre farm; €4,000/acre for a large mixed-quality farm; €8,500/acre for a 35-acre residential farm; €11,600/acre for a 25-parcel of good quality land; €5,500/acre for a sizeable residential holding and €6,500/acre for a former dairy farm.
