The Kilkenny land market was one of the most vibrant in 2018. Prices were up 29% to almos€12,500/ac. The vast majority of farms offered to auction sold under the hammer or after being withdrawn on the day and Kilkenny saw one of the highest number of completed land transactions in Ireland. All in all, the county’s fortunes were rich last year.

With this, a lovely 72-acre farm in Kilmurray near Thomastown in Co Kilkenny will hope to continue this trend. With a guide price of €800,000 or €11,100/ac, there is certainly the expectation that this farm will perform. However, this guide does include the modern gate lodge, valued at €150,000.

Speaking with Irish Country Living, he praised the location, the picturesque nature of the surrounding countryside, while the potential of the land itself is high. He also noted the network of mature trees on the farm as a great addition to the character of the property.

The holding has been rented by a sheep farmer in recent years and has been kept in good condition. Investment would be needed, however, in fencing provisions should a buyer which to subdivided the land as the land is currently presented in one large field. There is a water source on the property.
