The land

There are approximately 65 acres of excellent-quality pasture land, which is laid out in a number of fields. The remaining lands are only suited to grazing. There is also rights to commonage, which is located across the road at the rear of the property. The land rises from the shoreline up to a height of 200 feet above sea level.

Across from the main land block is a nine-acre island, which is accessed from the road by crossing a rocky beach. This can be grazed and has been recently used for silage.

From a farm perspective it is ready to go for any potential buyer, with animal housing, handling facilities and grass in place for grazing. This would allow a start to be made straight away. It offers plenty potential for livestock rearing, with laneways running from the yard to access the different parts of the farm.

The yard consists of a number of functional buildings ranging in age but all in working order. A four-bay slated house dominates the yard. It has a wide feed passage with slatted pens on one side and cubicles and slats on the other. To the side of this building is another unroofed slated tank which offers the option of increasing housing capacity if required.

On the opposite side of the slated house there is a large walled silage slab. An assortment of older buildings are present throughout the yard, offering different future uses. These include storage sheds as well as a hay shed with a lean-to either side of it. A crush and animal holding pens are next to the dwelling house.

Payments

There are annual payments of circa €10,700 included in the sale. These are made up of a BPS of €9,500 and annual payment of €1,200 for having land included in the Sheeps Head Way walk.

Residence

The residence is a solid stone-built farm house. The downstairs consists of a sun porch, living room, bathroom, kitchen and back kitchen. There are four bedrooms upstairs. All the windows are PVC and the house was recently reroofed. The dwelling has oil-fired central heating and a deep bore well provides a private water source to the house and land.

This property offers many options to purchasers, with a sizeable land block available in a stunning location on the middle of west Corks three peninsulas.
