Tyrone was the third most expensive county for buying land in NI during 2019. Its average land price of £10,599/ac is down 4.7%, or £517/ac, on 2018 levels and ranks eighth across all counties in Ireland.

There is a significant range in land quality, and subsequent land prices, in Tyrone. The top price recorded in our survey was just under £33,500/ac paid for two fields in the southeast of the county. Almost half the sales recorded were over the £12,000/ac mark and most of the top prices were paid for land in southern and eastern parts of the county.

In general, prices are lower in northern parts of the county, especially where land runs into the Sperrins. However, strong prices are occasionally paid for good land here too, for example a 30ac block in north Tyrone made £12,500/ac last year.

The 2019 average land price for Tyrone is the second-highest on record, surpassed only by 2018’s average of £11,116/ac. The lowest average land price in the Red Hand County over the past decade was £8,418/ac in 2015.

Tyrone is the biggest county in NI, and it had the most land advertised for sale during 2019 at 3,335ac, down 5.6% year-on-year.
