Land prices in Co Roscommon have been increasing at a steady pace over the past five years. That trend continued in 2024 with prices rising to an average €9,098/ac.
That was a 7% bump on the €8,519/ac average of the year before – an increase of €579/ac.
There are plenty of customers looking for land in the county. These include full-time farmers, part-time farmers and business people who have made money and retain a grá for the land.
Good working farmland is now fetching €8,000/ac to €10,000/ac, depending on the area. Prime holdings are making €10,000/ac to €12,000/ac. Large blocks of land suited for forestry planting are typically making €4,000/ac to €6,000/ac.
Our survey looked at a mix of 170 farms and holdings that were put up for sale, a total of 4,991ac. We did our calculations on 36 farms that had sold by year-end and met the required criteria.
Among the notable sales, Sean Naughton sold a 44ac farm at Mote Park, Ballymurray for €532,000 or €12,090/ac.
Few farms of over 50ac are offered for sale in the county.
Ivan Connaughton Auctioneers sold a 75ac holding at Ballyglass, Castleplunket, in three lots, for a total of €444,000 or approximately€6,000/ac. The three lots sold to three different buyers.
