The Central Statistics Office (CSO) has reported that 57,212ac of agricultural land were sold last year at a median price of €9,988/acre and a mean price of €9,716/ac.
The office’s figures put tillage lands at a significantly higher average price than grassland at €17,898/ac in comparison to €9,623/ac.
The highest median for land sold by region was the €24,125/ac agricultural lands went for in Dublin, with the next-highest price region being the southeast at €14,991/ac.
The CSO’s report accounts for 475ac sold in the Dublin region, with 4,517ac accounted for in the southeast data.
Land in the west sold for a median value of €7,027/ac and it was this region that had the highest volume of land represented in the CSO figures – some 12,782ac.
The border region’s median across 9,791ac was €7,842/ac, while the respective figures for the midlands was €6,368/ac across 10,454ac, €5,823/ac across 14,117 in the mid-east, €9,223/ac across 10,784ac in the mid-west and €8,223/ac across the southwest’s 10,914ac sold.
€550m worth of land
There were 57,213ac totalling over €550m in value reported by the CSO for the 2024 land market, a marginal increase on the €554m in land sales accounted for in the office’s reporting on the previous year’s larger area switching hands of 62,823ac.
The decline in land area purchased was driven by a drop in grassland sales not compensated for in a rise in tillage lands sold.
The CSO prices reported exclude sales data for transactions regarding land bought for non-agricultural purposes, any land sold with an attached dwelling, commonage or sales concerning land sold for less than €4,000/ac or more than €25,000/ac.
