The last number of weeks has seen some really impressive farms come to sale. Big farms over 100 acres have been frequent this year and the 151-acre Harristown House can now be added to the list in 2018 after being reintroduced to the market.

While the market for impressive country homes on large acreages has been difficult over the last 18 months, auctioneers offering the sale Knight Frank will be hoping that Harristown House can buck the trend in the coming months. The auctioneer handling the sale is Ian Daly of Knight Frank. He believes that the farm represents a comprehensive package for the value.

The package

A commanding 3,445 sq ft house in good condition, 151 acres of good land, a substantial farmyard and buildings, as well as a central location in the heart of Ireland, ensure the guide price of €1.75m can be justified. The package is being offered via private treaty.

The house

Located on the Meath side of Kinnegad, the property is close to the Westmeath, Meath and Kildare borders. Situated on the banks of the River Boyne, the house itself is a beautiful, traditional, 19th century period residence.

Built in 1847, it is perfectly proportioned throughout.

Harristown House is entered through an impressive, gated driveway and a well-maintained tree-lined avenue leads to the forecourt of the home.

The property, which contains five bedrooms including an ensuite, is two storey, and features a kitchen, morning room, dining room, living room, games rooms, sunroom, an office, utility room and a boiler/store room.

According to the auctioneer, the house is in good condition and is livable, but a buyer can put their own stamp on it.

Outside the house, a gravel roadway leads to the courtyard, which features a range of beautiful, traditional stone outbuildings, including a coach house and a wonderful stone wall which forms the boundary to the rear garden. There is great potential for these outbuildings to be used for a wide variety of different uses, including for accommodation, office or gym proposes, subject to any necessary planning permissions, the auctioneer told Irish Country Living.

The land

The lands are laid out in 10 divisions and are in permanent pasture. They are flat in nature and are of very good quality, having been well managed and maintained by the current owners.

The farm has road frontage and benefits from two access points; one via the driveway from Harristown House and another via an avenue which adjoins the main road. It has traditionally been a beef enterprise, but it would lend to a variety of enterprises. The flat, fertile land may also perk the ears of an equine party.

The yard

The farmyard is situated beyond the courtyard and features a host of modern farm facilities, including very good cattle-handling facilities, sheep pens and slots, seven-bay and six-bay slatted sheds and open silage pits. The yard also contains hay barns, machinery sheds and a number of storage sheds.

Offering

On the market by private treaty, it is offered in the entire only.
