A 102ac block of good Co Dublin grassland is coming up for auction at the start of next month.

The land is at Brittas near the border with Co Wicklow, not far from Blessington. What is unusual about this property is that it has been operated as a golf club for the past 30 years.

There is plenty of intensive livestock farming in this area so the land will be carefully looked at by local farmers. A reserve price of €850,000 has been set by Brennan Town & County, the equivalent of €8,333 per acre.

Local farmers describe this as very good grassland. It is some 300m over sea level, which is typical of this area. It is well drained – there are plenty of gravel and stone quarries in the wider area – and is quite level.

The golf course was used all year round - the land is well drained.

The property has operated since the early 1990s as the Dublin Mountain Golf Course. The owners are now retiring from the business and the entire property is being sold with vacant possession.

Your typical farm property has cattle sheds. This one has a clubhouse with restaurant, offices and dressing rooms, built around 2007. There’s a three-bedroom apartment and workshop which were converted from old farm buildings.

Little work would be requried to convert this land back to grazing. Alternately it may be bought for commercial use.

According to Michael Brennan of Brennan Town & Country, the property is a versatile opportunity.

“The land could be easily converted back to agricultural use as there was very little disturbance to the natural contours and topsoil back in 1993,” he says.

“The property has great farming, equestrian and horticultural potential and may well appeal to farmers looking to diversify and add value to the land given the obvious commercial potential and the possibility to construct a new dwelling subject to planning.”

The land has some frontage on to the R114.

Potential alternative uses

Under the South Dublin County Council Development Plan 2016-2022, the property has Zoning Objective ‘HA – DM’ designation, “To protect and enhance the outstanding natural character of the Dublin Mountains area”.

Michael Brennan suggests the property could conceivably be therefore used for residential purposes (if associated with agricultural or employment need on the lands); a hotel; a restaurant; sports club facility, B&B; pub; garden centre, equine facility or general recreational facility.

It could work well for dairying, too!
