A large parcel of land in Meath is set to go under the hammer on 25 March. The 109ac property is located at Killyon, Hill of Down, Co Meath. It is approximately 5km from the closest town, Ballivor. Kinnegad is some 10km away and Trim is 15km from the property.

The land is on a cul de sac and does not have much road frontage. It is divided into three large fields and is currently all in grass.

The lands are laid out in three fields, watered by the River Deel.

“It is a nice grassland farm, situated in a good area,” selling agent Aidan Heffernan of Sherry Fitzgerald Royal said.

“There is no waste on the land, which is all in one block of three fields. Water is supplied to the farm from the River Deel. It is a first-class farm.”

Aidan added that while the land is of arable quality, that potential buyers are likely to be in livestock production.

“It’s arable land, in that it would suit any type of farming, but I feel it would be a dairy, beef or sheep buyer.”

There are no Basic Payment Scheme (BPS) entitlements included with the land. It is a non-residential farm. The property is guided at €900,000 or €8,250/ac for the entire.

Auction

The auction of the 109ac property at Killyon, Hill of Down, Co Meath is scheduled to take place on 25 March at 3pm in the Trim Castle Hotel, Trim, Co Meath. The selling agent is Sherry Fitzgerald Royal.

Local sales

Towards the end of last year there was an auction of 41ac in the same area as this property. The 41ac farm included a semi derelict house. When it went to auction it was withdrawn at €445,000 or €10,850/ac.

The buyer was a farmer in the locality. There is just one field between that property and the 109ac that will soon be auctioned.
