As reported this week, Kilgibben, Bree near Enniscorthy, is without question Wexford’s stand out property over the last month, but an attractive 52-acre farm close to Gorey is also an interesting offering in its own right.

While this holding may not contain the substantial acreage of Kilgibben, the interest has been there from farmers and non-farmers alike. The non-farmer interest in some of the smaller lots ensures a hope value price must be included.

Located just 2km from Gorey, there is site potential pending relevant approval – according to auctioneer handling the sale, David Quinn of Quinn Property.

This is highlighted in the fourth lot. Containing six acres of grassland, this parcel is guided for €10,000/ac, with hope value included.

The farm itself is a 52-acre holding, located at Ballyrahan, near Gorey, in Wexford, and contains just under 40 acres of tillage ground with circa 16 acres in grass.

The tillage ground is described as top-class arable land, with the grassland slightly heavier.

According to Quinn, the fields in grass are very good grazing ground, but would not be suitable to convert to tillage.

The lots

While the farm is not offered in the entire, it is offered in five separate lots, with the fifth lot being a combination of lot one, two and four. The first lot is just over 19 acres. This is a smashing piece of tillage ground and possibly the highlight lot of the holding.

Currently laid out in stubble, this parcel is guided for in the region of €10,000/ac to €12,000/ac, representing the average paid in the county for such parcels.

However given the history of land sales in this location in recent times, this guide could easily be exceeded. The second lot is also just over 19 acres. A nice parcel, it’s a mix of tillage and grassland, with circa 10.5 acres tillage and nine acres in permanent pasture. This lot would not be to the same high quality as the previous one, but it is still in good condition. The guide is between €8,000/ac and €10,000/ac.

Lot three is just over seven acres. Regarded as being of similar quality as the first, Quinn describes this holding as another smashing piece of ground. Also in stubble, it is guided at €10,000-€12,000/ac.

As mentioned before, lot four is laid out in grass and while it may not be of the highest quality on the farm, it has the location and size to attract the non-farming bid. The fifth lot is almost 45 acres and is a combination of lot one, two and four. It is guided for circa €10,000/ac.

According to Quinn, each lot contains road frontage and is ready to use.

Offering

The farm is being offered by private treaty and is being sold by a retiring part-time farmer from the locality. Interest from farmers tends to be the norm for holdings like this one.

This instance doesn’t deviate from that trend. Quinn is confident that a sale can be achieved.
