Newgrove Estate has been sold to Dublin-based company, Merrion Property Group. The estate includes 150ac of top-quality land, a seven-bedroom house and is in an accessible location at the very edge of Belfast city.

The property sold for just over its guide price of £2.1m (€2.39m). Director of Savills in Belfast Neal Morrison said that four parties bid on the property and that the under bidder had intended to farm the land.

Newgrove House is a category B1 listed building.

It is understood that Merrion Property Group has plans to build a golf course on the estate. The company originally made headlines when it sold 24ac in Mount Merrion, Dublin, for over €50m in the early 2000s. It is owned by Michael Roden.

There are very few farms located so close to Belfast; the front gate of the property is less than six miles from Belfast City Hall. Newgrove Estate is located along the Ballylesson Road between Newtonbreda and Drumbo, around four miles from Lisburn.

North Down is the main arable region in Northern Ireland and this farm is no exception. Carrots, potatoes and cereals were across 118ac on the estate when Irish Country Living visited it last year. There are 14ac of grassland and six acres of woodland.

When a further 11ac of yards, buildings, roads and river are included, the entire estate comes to just over 149ac.

The farmland has a gentle sloping topography, running from 40 feet above sea level at the lowest point by the Lagan, to 120 feet at the southern boundary of the property. This lends it to beautiful views of the surrounding area.

The farm was home to a 100-cow dairy herd in the past and its layout is in a single uninterrupted block.

Carrots, potatoes and cereals are currently planted across 118 acres.

Newgrove House is a seven-bedroom dwelling that extends to over 12,000sq ft, including garage and loft. The house is a category B1 listed building and is believed to have been originally constructed between 1760 and 1779.

The front of the house is constructed in a Georgian style and faces south-east. It is accessed from a sweeping laneway that is partially lined by mature trees. The farm buildings have separate access which forks off from the main laneway.

The entire estate extends to just over 149 acres.

The joint selling agents were Savills Belfast and Comber-based auctioneer Tim Martin.

A spokesperson for Merrion Property Group confirmed that the company purchased Newgrove Estate, but said that there are no further comments on the deal or intended plans for the property.
