A number of tillage farms have hit the shelves over the last number of weeks near the Dublin-Meath border. One of the more substantial of these is Greenogue Farm, a 179-acre package.

It is located literally on the border of the two counties. Auctioneer Andrew Nolan of Goffs Property explained to Irish Country Living that the bottom portion of the land is in Dublin, with the majority boasting a Meath address.

Prices for large, quality non-residential holdings here are usually impressive. Competition is traditionally high in the area, with a number of enterprise and large farmers willing to invest.

One can imagine given the money expected to change hands, a businessperson may also be in contention. The guide on this farm is just under €2.7m, or €15,000/ac. This price tag is reflective of the location, quality and acreage that can be found here. For those with the financial wherewithal to afford this holding it would be an ideal purchase.

The farm

In terms of an overall package, this farm is simply super. The entire holding extends to almost 180 acres and is well fenced, with excellent road frontage onto the R125. The land falls back towards the road (R125) from the rear and drains into the Broad Meadow River, which runs through the front of the property. The good boundary fencing network that exists would suit a livestock farmer. There is an internal roadway through the farm which services all divisions and is kept in excellent condition.

The majority of the land, circa 160 acres, is in tillage with the remainder in grass and internal roadway. The lands are currently in stubble having harvested a mixture of winter and spring barley this year. The ground has the quality to deliver a broad range of crops and over the years has produced excellent yields, according to Nolan.

The farm also contains a four-span hay barn with a lean-to and four loose boxes. The buildings are circa 30 years old, but kept well.

At the entrance there is a large concrete yard area. The size of this yard would be ideal for storage or operating large machinery.

The location is no doubt a major selling point for this farm. Situated in a well-renowned area for productive agriculture, it provides easy access to the M1, M2 and M50 motorways. It is also based in an area of large commercial farmers.

The offering

It is being offered in the entire by pubic auction on Tuesday 23 October, at 3pm in the Pillo Hotel, Ashbourne, Co Meath. Interest has been strong so far, as can be expected.

The holding is currently owned by local businessman Richard McDonagh. McDonagh has commercially farmed the property for the last number of years and is downsizing and looking at other business options, according to Nolan. He has kept the farm in top-class condition.
