Farmland prices increased by 3% throughout 2025 and now average €12,876/ac, the Irish Farmers Journal Land Price Report 2025 reveals.

The increase was modest, at just €361/ac on the previous year.

Demand for land was strong, led by dairy and part-time farmers, including business owners, who benefitted from the booming Irish economy.

Supply of land for sale in 2025 struggled to match recent years.

One of the factors keeping a lid on prices was fear about the global economy, alongside concern on the future of CAP payments and farm incomes.

Land prices rose in counties Kilkenny, Cork, Carlow, Louth, Monaghan, Roscommon and Wicklow.

Prices fell in counties Waterford, Westmeath, Limerick and Laois.

As usual, land prices were highest in Co Dublin, at €26,129/ac. This was followed by counties Meath and Louth, both averaging over €18,000/ac. Next were counties Kildare and Carlow, averaging approximately €16,500/ac. They were followed by counties Tipperary, Cork and Laois at approximately €15,000/ac.

The best value was in counties Leitrim, Donegal, Mayo and Sligo – where a lot of farms were bought for less than €10,000/ac.

The current outlook for the land market in 2026 is for prices to be steady.
