The past two years have seen a lot of interest in organic farming across the country, spurred on by the generous new payments scheme.

Now, here’s an opportunity to acquire a nice organic farm that is up and running, having done the conversion to organic years ago. It comes with a spacious, pleasant period house.

At c96ac, it it situated at Mount Erris, beside Boyle in Co Roscommon.

Many farmers now converting to organic have probably seen this farm – over the years the owners hosted over 3,000 fellow farmers on various open days and farm visits. The owners, Rory and Pearl Anderson, are now retiring.

The farm, including the main house, farmyard and a fine gate lodge – also ready-to-move-into – is guided between €1.4m to €1.5m, and is being sold by Smith Auctioneers, by private treaty.

Family leisure activities

The location has lots going for it. On one side of the farm is the busy town of Boyle – 3km away. On the other is Lough Key and its forest park, where there are plenty of family leisure activities.

The farm fronts onto the N4, so transport and access are good. Carrick-on-Shannon is 13km away while Sligo town is 35km away, a 30 minute drive.

Reception room.
The basement is ideal for utility and storage.

Divided by the N4, the farm lies in two blocks with plenty of road frontage. On one side is 58ac with the gate lodge and on the other 38ac with the house and farmyard. An underpass connects the two blocks of land and it is suitable for the passage of cattle.

The land is in permanent pasture and is excellent quality, having been maintained to a high standard over the years. The farm was run in cattle and sheep.

Courtyard

The main residence, located centrally on the farm, is on an elevated site and has views of the surrounding countryside. It is two storeys over a basement and is nicely spacious at 4,350 sq ft in area.

The rooms are large and airy, with high ceilings. There are three reception rooms, a kitchen/dining room and four large bedrooms in good condition.

The gate lodge has three bedrooms and is in very nice condition.
The farmyard is beside the house.

The basement area is in good condition and is level with the courtyard outside so it can be entered directly by a back door. The rooms here are used for utility and storage purposes and as a basic farm workshop, too. The gate lodge at the edge of the property has three bedrooms, a kitchen/dining room, a living room and a bathroom.

The new N4 runs through the centre of the farm, dividing it into two blocks. An underpass allows livestock be moved from one to the other.
