The average selling price for farmland in Derry rose by £2,419/ac, or 23%, last year to reach a record high of £12,962/ac. The Oakleaf County now ranks in fourth place across NI counties for land price. Across the island of Ireland, Derry sits in seventh position, up from 15th place in 2021.

Our records show 1,766ac of land were offered up for sale in Derry during 2022. This is 113ac higher than the year previous. The area of land advertised for sale in Derry last year equates to 0.58% of the county’s total grassland and arable area.

There were 59 holdings publicly put on the market in the county last year, with an average lot size of 30ac. Only 15% of all properties on the market in Derry during 2022 included a dwelling house.

A very large block of land in the county sold for over £15,000/ac which helped push on the overall average price for Derry last year. When this transaction is dropped from our calculations, the county average falls to £12,184/ac.

The top price recorded was over £23,000/ac for a 27ac parcel of land located in the south of the county. In contrast, the lowest price was £7,000/ac for 18ac and a small yard in the middle of the county.

There has been a big change in the prices recorded in our survey for Derry over this past two years. In 2020, the average price in the county was £8,015/ac which is £4,947/ac lower than the latest average.

Overall, 9% of transactions in Derry last year made over £20,000/ac. Our survey found 13% of sales were in the £15,001-20,000/ac bracket and 39% were between £10,001/ac and £15,000/ac. The same percentage of sales in Derry made under £10,000/ac.
