According to agent Denis O’Roarke of O’Roarke Bros Auctioneers, this farm has almost 1km of road frontage onto a public road. While the farm is non-residential, the potential to build may act as an attractive selling point, pending the relevant permission of course. The location may be desirable here for this, with the property situated just 2.5km from Moate and 2.4km from the M6 motorway.

The farm

The land is currently laid out in grass and is divided into three large divisions. It is used for grazing sheep and beef and has been rented for over 20 years to the same farmer. It has been farmed in good heart but there are parts of the land that are in need of attention.

Towards the rear of the farm, some drainage work would be need to be carried out. The land would also benefit from reseeding and fertiliser. It is all in one block and as O’Roarke pointed out, 84 acres in one block for local farmers is a rare commodity. For this reason, there have been enquiries from within and outside the community. The area around Ballinderry contains a mix of drystock, dairy and sheep farmers. However, no dairy farmer immediately bounds the farm. The farm is fenced, has mains water and has electricity.
