A farm, yard and building site on the edge of Coleraine, Co Derry, are being offered up for sale by public auction.

The vast majority of farm sales in Northern Ireland are carried out by private treaty and so public auctions are fairly uncommon.

The 59-acre is farm is located at Warnock’s Lane on the Mountsandel Road. The property is on the edge of the development limit for Coleraine.

It is available as a whole or in three lots. Lot one includes a building site with full planning for a storey-and-a-half dwelling. House foundations are already laid and the site is accessed by a short private lane.

This lot also includes a slatted beef house, a 90ft by 30ft silo, a crush, collecting pens and a stone barn. Lot one includes 2.2 acres and has a guide price of £175,000 (€200,000).

Lot two is made up of 25.11 acres with a guide price of £250,000 (€285,000). The third lot is 32.92 acres with a guide price of £650,000 (€741,000). Overall, the entire property is guided at £1.075m (€1.226m).

The land is suitable for cutting and grazing, although it is slightly heavy. Certain parts of the farm would benefit from reseeding.

The sale is being conducted by HA McIlrath and Sons Ltd and takes place at 2.30pm on Friday 31 March 2023 in Kilrea Livestock Mart.
