GVM Property successfully auctioned c39ac at Willowbank, Lisnagry, Co Limerick. This holding came with a dormer bungalow located on the periphery of the land. The location is just 7 km from Limerick city centre.
Bidding opened at €1m and rose in 12 bids of €50,000 each to €1.6m. The parties retired for negotiations and a deal was completed just 15 minutes later.
The final price was not disclosed but is understood to have been in the region of €1.75m. “Allowing for €500,000 as the value of the house the sale price reflects a figure of approximately €32,000/ac for the land,” Tom Crosse said.
CCM Property have completed the sale of 24ac of good land at Rostellan, Co Cork for €24,000/ac. This holding is 4km from Cloyne and 8km from Midleton. It was described by auctioneer Eamonn O’Brien as “good, warm land”. It attracted considerable interest from a number of farmers and has been sold to a local farmer for €600,000.
Joe Coogan Auctioneers sold a 45.19ac holding at Danesfort, Co Kilkenny. This property has both a traditional two-storey farmhouse in need of modernisation and a modern bungalow. The property was offered in three lots – and it ran for approximately one hour and 30 minutes.
Lot 1 was the old farmhouse on 44.6ac. It was bid to €1,020,000. Lot 2 was the bungalow on c0.5ac and it was bid to €420,000.
The property was eventually sold in the entire, which was Lot 3, for €1,450,000. This was €10,000 higher than the top bids for lots 1 and 2.
The successful buyer was an accountant acting for a local landowner.
Joint agents Raymond Potterton and Goffes brought the well-known Friarstown Stables on the Curragh, Co Kildare to auction. The property consisted of two yards, each with a staff residence, standing on a total of 250ac.
One yard, standing on 73ac, was sold under the hammer for €1,900,000 or €26,000/ac. An adjacent 37ac of grassland was then sold under the hammer for €900,000 or €24,300/ac. Both were bought in trust on behalf of an overseas buyer.
Another lot, which was 50ac, was withdrawn at €950,000 but was sold immediately afterwards following negotiations with the leading bidder, understood to be Irish based.
The second training yard, standing on 90ac, which was Lot 1, has now been retained by the vendors, Kevin Prendergast and family.
Kehoe & Associates Auctioneers recently sold 36.8ac at Harperstown, Taghmon, Co. Wexford. This parcel of land was mostly in stubble. “There was plenty of interest but the bidding came down to two main contenders at the online auction,” auctioneer Bobby Kehoe said. “The property was sold for €370,000, equal to just over €10,000/ac.”
The buyer is believed to be a local farmer.
