This interesting auction took place almost two weeks ago now. The lands themselves consisted of 62 acres and were located at Ballinvegga, New Ross, Co Wexford. In total, the land sold for €625,000.

The parcels were well laid out and suitable for tillage and grazing, and are conveniently located near the N30 (New Ross-Enniscorthy Road). The non-residential property on the day was offered in five lots:

  • • Lot one: 31 acres.
  • • Lot two: 20.55 acres.
  • • Lot three: 9.22 acres.
  • • Lot four: 1.58 acres.
  • • Lot five: the entire.
  • Lot four was sold prior to auction for €15,000 to a local interested in keeping sheep. The other lots were then offered to the auction room and brought on some strong competition.

    The first lot, 31 acres of good-quality ground, opened at €150,000. While there were initially three bidders for this parcel, after the price reached €270,000 this reduced to two.

    The lot was bid to €315,000, when the auctioneer handling the sale, Ann Carton of PN O’Gorman Property New Ross, held the bidding and moved on to the next lot (later on Carton returned to this lot and bidding increased).

    Lot number two, a good-quality 20.6-acre holding, opened to the room at €90,000. Two interested parties placed bids on the holding, as it rose to €140,000 and was held.

    The third lot finished at €90,000 after three bidders got their teeth into proceeding when it opened at €50,000.

    Lot three was also good Wexford ground and was making over €10,000/acre at the point it was held.

    With each individual lot making a combined total of €560,000, the highest bidder (a local farmer) on the entire offered €570,000. After consultation with the vendors, Carton put the holding on the market.

    Late bidder

    With all expected to be finished up, another bidder entered the race once the property was put on the market.

    This new bidder drove the price up to €610,000 for the entire, at which point the hammer fell to the original highest bidder on the entire.

    The successful buyer is a local dairy farmer. In total, the entire, including lot four sold prior to auction, made €625,000, or just over €10,000/acre.

    Speaking about the sale, Ann Carton said that it was a good, well-attended auction with plenty of local interest, represented by the multiple bidders for each lot. Wexford has had a nice stream of successful auctions over the last month, with a few more coming up over the next week.

    30 acres in Kilkenny

    Also being offered by P N O’Gorman in the coming weeks, is a circa 30-acre parcel at Ballilogue, The Rower, Co Kikenny.

    Laid out all in one block, circa 10 acres of the land is of superb quality.

    The balance is of good grazing quality.

    The holding is currently an outfarm for a dairy farmer who used it for heifer rearing and silage ground.

    It is being offered by public auction on Wednesday, 11 April, and guided at €240,000, or €8,000/acre.
